Terms of Use

These terms govern use of the Lodgic platform and website, operated by APSAI Properties Limited (company number 16047694). By using Lodgic you agree to them. If you are agreeing on behalf of a business, you confirm you are authorised to do so.

1. The service

Lodgic is a property management platform for lettings and holiday lets. We may improve, change or withdraw features. We provide the service with reasonable skill and care but do not guarantee it will be uninterrupted or error free.

2. Accounts and security

You must keep your sign-in details and two-factor device secure and are responsible for activity under your account. Tell us promptly of any suspected unauthorised use. Access is created by us or your organisation’s administrator; there is no open self-registration to real data.

3. Acceptable use

You must not misuse the platform, including by attempting to access another organisation’s data, uploading unlawful content, sending unlawful or harassing messages, or interfering with its security or operation. You must use the tenant messaging line lawfully and must not use it to serve statutory notices or to handle payments, which the platform is not designed for.

4. Your data and our role

Where you put personal data into the platform about your tenants, owners or suppliers, you are the controller and we are your processor, on the terms of our Data Processing Agreement. You are responsible for having a lawful basis and your own privacy notice for that data. See our Privacy Policy.

5. Availability and support

We aim for high availability but the service is provided on an “as available” basis. Planned maintenance and factors outside our control may cause downtime. Third-party services such as WhatsApp messaging and the AI assistant depend on those providers and on you holding sufficient credit with them.

6. Intellectual property

We and our licensors own the platform and its content. You get a non-exclusive, non-transferable right to use it for your business while your agreement is in force. Your data remains yours.

7. Liability

Nothing in these terms limits or excludes liability where the law does not allow it to be limited or excluded. That includes death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, and anything else that cannot lawfully be limited.

Subject to that, we are not liable for indirect or consequential loss, for loss of profit, revenue, business, goodwill or anticipated savings, or for loss arising from your own unlawful use of the platform, from information you or your people entered incorrectly, or from a third party service we do not control, such as WhatsApp, a payment provider or a public register.

Lodgic is an assistant and a record. It does not make decisions for you and it does not replace professional advice. You remain responsible for your own duties as a landlord or agent, including compliance, notices, deposits and the handling of money. Nothing the platform shows or suggests is legal, tax or financial advice.

Our total liability to you, for all claims arising in any period of twelve months, is limited to the greater of the total fees you paid us in the twelve months before the claim, or £1,000.

If you are buying as an individual rather than for a business, nothing in this section affects your statutory rights.

8. Paying for it, and what happens if a payment fails

Prices are per month and are what you pay. There are two ways to buy. You can pay per property with no package, which is £20 per property per month, so three properties is £60. Or you can take a package with a block of properties included: Essentials at £70 for up to 15, Professional at £190 for up to 60, Portfolio at £325 for up to 120, and Bespoke above that by agreement. Holiday and short lets are £39 for a standalone plan covering one property and £12 for each one after, or £12 per active holiday property on a lettings plan.

Extra properties beyond a package are £4.50 each per month. That rate exists only on top of Essentials, Professional or Portfolio. Without a package the rate stays £20 per property. Going over the properties included adds the per property rate on the next monthly bill, and dropping back removes it again.

Cancelling. Plans are monthly and there is no minimum term. You can cancel at any time from the billing page or by emailing [email protected]. Your plan ends at the end of the month already paid for and nothing more is charged. Your data is then returned or deleted as set out in section 9.

We will give you at least 30 days notice in writing before any price change. If you do not want to continue at the new price you can cancel before it takes effect and pay nothing further. If we stop providing the service, we refund whatever is left of the month you have paid for.

Cards fail for ordinary reasons and we do not treat it as a drama. What happens depends on whether it is your first payment or a later one.

Your first payment. If the first payment for your subscription does not go through, the account is not opened. Nothing is set up, nobody can sign in and you are not charged. We will email you the same day to say so and to tell you how to try again, and the account opens as soon as the payment goes through.

Any later payment. If a payment after the first does not go through, your account carries on working as normal. We will email you the same day to tell you, and again while it is outstanding, including a warning 3 days before the date below. We would much rather sort it out with you.

If a payment is repeatedly refused and is still unpaid 30 days after it was due, we will suspend the whole account. Suspended means nobody can sign in and the WhatsApp line stops answering for your properties. Your data is kept and nothing is deleted. We switch the account back on as soon as the payment goes through.

9. Suspension and termination

We may suspend or end access for a serious or repeated breach, or where required by law. On termination we will return or delete your data as set out in the Data Processing Agreement, except where we must keep it by law.

10. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
